definition of title insurance:

an insurance policy, purchased by the real-estate lender, that protects its financial interests against loss due to title defects, liens or other matters. For example, it will defend against lawsuits that attack the title and reimburse the insured for losses incurred, up to a maximum dollar value specified in the policy.
